What’s Selling in Parkland Bay Right Now — and What Isn’t

Parkland’s newest premier community has had a few years to mature. Here’s an honest look at how it’s performing, what buyers love, and where the real opportunities are in 2026.

When Parkland Bay was unveiled as Lennar’s flagship luxury development built around a 178-acre lake, it generated real excitement — and for good reason. The concept was compelling: resort-style living in Parkland’s “wedge,” Mediterranean-inspired architecture, five distinct home collections, and a 16,000-square-foot clubhouse that would rival any private club in the area. Several years on, the community is fully built out and the resale market tells an interesting story.

What Makes Parkland Bay Different

The defining characteristic of Parkland Bay isn’t just the amenities — it’s the water. The community was designed so that nearly every home has a lake view, and the ones that back directly to the 178-acre central lake are in a category of their own. The scale of that water feature is genuinely striking, with views that feel more Intracoastal than inland suburban.

The Lennar “Everything’s Included” build standard means homes came with premium finishes as part of the base package — quartz countertops, smart home technology, impact windows, and high-end appliances. The 16,000-square-foot clubhouse delivers a full resort amenity package: fitness center, resort-style pool with beach entry, fire pit overlooking the lake, culinary demonstration cafe, pavilion with bar, tennis and pickleball courts, and a children’s playground. Club membership is included in HOA dues — no separate equity membership required.

What’s Selling Well Right Now

The waterfront-positioned homes — those backing directly to the 178-acre lake — are the standout performers. Buyers who come to this community are primarily coming for the water, and these properties generate more showing interest and move faster when priced correctly. Homes in the Classic and Waterfront Collections in the 4,000–5,900 square foot range are also drawing qualified buyers. Current resale pricing in Parkland Bay generally runs from approximately $1 million to $2.2 million for the most premium lake-front positions.

What’s Sitting on the Market

Interior-lot homes in the smaller Executive Collection are taking longer to find buyers. For buyers spending $1 million or more, the value equation compared to similarly-priced homes in Heron Bay or Watercrest requires a stronger lifestyle-specific motivation. Sellers pricing based on 2021–2022 new construction numbers are also struggling — the resale market doesn’t support those numbers today.

The School Zone Advantage

Parkland Bay feeds into a strong set of public schools: Heron Heights Elementary (A-rated), Westglades Middle School (A-rated, the county’s highest proficiency rates across multiple subjects), and Marjory Stoneman Douglas High School (A+, 99% graduation rate). For families evaluating private school alternatives, this school pipeline is a genuine financial differentiator.
