The modest price correction of 2024–2025 appears to have largely run its course. The current median sale price of approximately $1.15 million reflects a stable floor supported by strong structural demand — school quality, safety, lifestyle, and geographic constraints on new supply. At the upper end of the market, above $2 million, there is more buyer resistance and extended days on market. Between $800,000 and $1.5 million — Parkland’s most active price band — the market is functioning efficiently for correctly priced, well-presented homes.
