Two of Parkland’s most distinctive communities rarely top the search results — but for the buyers who find them, they’re often exactly right.
When buyers are researching Parkland communities online, Meadow Run and Tall Pines don’t always make the first page of results. They don’t have the brand recognition of Heron Bay or the marketing weight of newer Lennar communities. What they have instead is something harder to quantify and easier to feel when you actually visit: a genuine sense of place, established landscaping, and a residential character that newer communities are still building toward.
After 25 years in this market, I’ve watched buyers walk past these communities on their way to more prominent names — and then circle back when they realize what they were missing. Here’s what they find.
Meadow Run: Established, Private, and Understated
Meadow Run is a gated community with a scale that feels more like a private neighborhood than a master-planned resort. The homes are predominantly single-family, well-maintained, and set on lots with mature landscaping that newer communities simply cannot replicate. There’s no grand clubhouse or elaborate amenity package — Meadow Run’s appeal is the quality of the homes themselves, the privacy between neighbors, and the quietness that comes with a fully built-out community where the trees have had decades to grow. HOA fees are modest relative to Parkland’s amenity-rich communities, which changes the total cost of ownership calculation meaningfully.
Tall Pines: Parkland’s Most Peaceful Address
The name tells the story. Tall Pines is defined by its mature canopy — a visual characteristic that is genuinely rare in South Florida and essentially impossible to recreate in a new community. Driving through Tall Pines feels different from driving through most Parkland neighborhoods. The streets are shaded, the lots are generous, and the atmosphere has a permanence that buyers who’ve been looking at recently-developed communities respond to immediately when they visit.
Tall Pines homes tend to be larger and sit on bigger lots than many Parkland alternatives at comparable price points. For buyers who prioritize outdoor space, privacy, and a home that has room to grow with a family, the value proposition here is genuinely strong. The Pine Trails Park recreational complex is minutes away.
Schools and Location
Both communities feed into Parkland’s excellent public school system: Park Trails Elementary or Riverglades Elementary, Westglades Middle School, and Marjory Stoneman Douglas High School. Location-wise, both communities offer straightforward access to the Sawgrass Expressway and proximity to Boca Raton’s commercial corridor.
The Market Opportunity
Because Meadow Run and Tall Pines don’t benefit from the same marketing volume as Parkland’s newer or larger communities, buyers who know to look here often find value that the broader market hasn’t fully priced in. For sellers, that same dynamic means working with an agent who can tell the community’s story compellingly — and market it through a platform like ONE Sotheby’s International Realty that reaches buyers who appreciate established, character-rich properties..
