Cypress Head’s position within Parkland gives it practical advantages that aren’t always obvious at first glance. Access to the Sawgrass Expressway is straightforward, Boca Raton’s commercial corridor is close, and both I-95 and I-75 are reasonably accessible for professionals who commute across South Florida. Parkland Golf & Country Club is nearby, as are the dining and retail options along University Drive. You’re getting the residential quiet of western Parkland without being isolated from everything around it.

The Homes

Cypress Head homes are predominantly single-family, most built in the 1990s, with lot sizes and architectural variety that reflect custom and semi-custom construction rather than a production-builder approach. The construction quality of that era holds up well — buyers who know what to look for find solid bones, good floor plans, and enough architectural character to distinguish one home from the next.

Many homes have been updated — kitchens, baths, outdoor living spaces, pools — while retaining the structural integrity that makes them worth investing in. Pricing generally runs in the $750,000–$1.3 million range depending on size, lot, condition, and renovation quality. For buyers comparing this to the upper villages of Heron Bay or to Parkland Golf & Country Club, the value-per-dollar conversation is often a favorable one.

Cypress Head feeds into Parkland’s highly rated public school system — Park Trails or Riverglades Elementary depending on the specific address, Westglades Middle School, and Marjory Stoneman Douglas High School. The full Parkland school pipeline, at a price point that can be more accessible than some of the city’s higher-profile communities.

Who Cypress Head Is Right For

Buyers who want an established, gated community with a genuine neighborhood character and don’t need a resort-scale amenity package to justify the purchase. Families who value space between neighbors, mature landscaping, and the kind of stability that comes from a community where people have been putting down roots for decades. And buyers who have looked at Heron Bay, felt it was too large, and want something with a more intimate feel — without leaving Parkland.
